POSITION SUMMARY

The successful General Maintenance Worker candidate will have a broad working knowledge of the components that make up a building and its surroundings.

  • Proficient with basic electrical tasks- changing lamps and bulbs, replacing receptacles and switches and resetting breakers.
  • Proficient with basic plumbing tasks-freeing stopped up sinks, toilets, and urinals, repairing small leaks, replacing worn parts such as washers, seals, gaskets, vacuum breakers, etc.
  • Proficient with carpentry and general building maintenance and repair tasks-replacing locksets, adjusting doors, caulking, painting, sheet rock and other interior finish repair, and flooring repair.
  • Assist subcontractors performing preventative maintenance and repairs of boilers, chiller units, cooling towers, fire systems, BAS computer, HVAC equipment and any other systems.
  • Performs preventive maintenance according to schedules and as directed.
  • Performs other skilled maintenance tasks as directed by supervisor.
  • Performing manual labor including digging ditches, cutting brush, spraying grass and shrubs, general cleaning of buildings and grounds, and janitorial duties.
  • Operating hand tools, power tools, and testing equipment.
  • Establish and maintain effective working relationships with supervisors, co-workers, and other employees.
  • Reassemble and test components following repairs.
  • Repair or replace defective equipment, components, or wiring.
  • Comply with all applicable standards, policies, and procedures, including safety procedures and the maintenance of a clean work area.
  • Inspect and test systems to verify system compliance with plans and specifications or to detect and locate malfunctions.
  • Maintain recordkeeping compliant with state, federal and installation codes and regulations for the facilities. Keep daily work log and provide status reports as needed.
  • Perform other related duties as required.
  • Able to manage competing tasks in a fast-paced environment.
  • Proficient with basic technology-cell phone, camera (cell phone) and laptop computer. Able to send and receive emails with attachments.

Essential Functions

  • Following instructions, both verbal and written.
  • Read and understand blueprints, wiring diagrams, and manufacture’s recommendations of equipment.
  • Safely operate hand tools, power-hand tools, and complete roof inspections required by assignments.
  • Computer skills for record keeping in a computerized maintenance management system.
  • Attend training as scheduled and/or required.
  • Ability to perform each bullet point task in the position summary.
  • Communicate effectively in a positive, professional manner with coworkers, clients, and visitors.

QUALIFICATIONS - EXPERIENCE, EDUCATION AND CERTIFICATION

Required:

  • Knowledge of acceptable maintenance procedures and understanding of occupational safety and health regulations.
  • Four years’ trades experience which includes repair and maintenance of buildings and related facilities. Course work and training in the trades area may be substituted for up to one year experience. Any satisfactory equivalent combination of experience and training which ensures ability to perform the work may substitute for the above
  • Reliable transportation to work.
  • Must have a high school diploma.

Preferred:

  • Experience working under a federal contract or military experience

Additional Qualifying Factors

As a condition of employment, may be required to pass a pre-employment drug screening, as well as have acceptable reference and background check results.

Security Clearance Requirements

  • It is mandatory that all Contractor personnel working onsite at federal facilities meet federal government security clearance standards. The Contractor shall submit security clearance information, for each employee, as required by current government identification card application procedures and future requirements as applicable. Successful completion of the background investigation process is a condition of employment.
  • All employees must be authorized as acceptable by the contracting officer for the prime contract under which this employee is working.
